Hummel Trails Oswego, IL | What you need to know

If you’ve driven along Woolley Road lately and found yourself slowing down thinking, “Okay… what’s going in over there?”, you’re not alone.

One of the most talked-about future residential developments in Oswego is Hummel Trails. While construction isn’t underway yet, there’s been steady progress behind the scenes through Village planning meetings and development approvals. Here’s what we currently know without the jargon and speculation.

Where Is Hummel Trails Located?

Hummel Trails is a planned residential development located along Woolley Road, east of established neighborhoods like Southbury, within the Village of Oswego.

This land has been part of Oswego’s long-term growth plan for years, which is why it frequently appears on Planning & Zoning and Village Board agendas since annexation in 2008.

What Is Planned for Hummel Trails?

Hummel Trails is being developed in multiple phases, rather than all at once. Current plans being reviewed by the Village include:

• A mix of single-family homes and attached housing (such as duplex or townhome-style units)
• Internal neighborhood layouts with sidewalks and walking paths
• Open space and connectivity between sections
• Ongoing adjustments to lot sizes, density, and traffic flow based on Village feedback

One important takeaway from recent Planning & Zoning discussions is that the Village has been intentional about controlling density and maintaining compatibility with surrounding neighborhoods. Several proposals have been modified specifically to address those concerns.

Commercial Zoning on Paper: One public notice listed the rezoning request for a portion of a neighborhood phase to include a B-1 Regional Business District designation along with residential zoning, but that relates to the planned zoning category being proposed so the developer could have commercial uses available (like shops or offices) technically after final plans are approved. A B-1 zoning does allow business uses, but no tenant commitments, shopping center plan, or actual business concept has been publicly submitted yet.

Have Builders Been Assigned Yet?

Yes, at least in part.

At this stage:

D.R. Horton has publicly identified Hummel Trails as a future community and is expected to construct single-family homes within at least one phase of the development.
Lennar has been actively involved in planning and entitlement discussions for later phases, which strongly indicates future construction once approvals are finalized.

What you won’t see yet are model homes, released floor plans, or pricing because that typically comes after final plats are approved and infrastructure work begins.

Why Hummel Trails Matters for Buyers and Sellers

Even before construction starts, future developments like Hummel Trails can influence the local real estate market:

• Buyers begin planning around new construction opportunities
• Nearby homeowners often see increased interest in their neighborhoods
• Families considering a move can better time selling, buying, or building
